Buying a home is perhaps the biggest investment you will make in your life. With properties at historic low prices and great interest rates not is an awesome time to buy.
To successfully purchase a home there are some very important steps to follow.
Consultation This is when my team and gather information about what is important to you in a home purchase. Here are some questions to consider.
- Size: How many square feet? How many bedrooms? How many bathrooms? Size of yard? Size of garage?
- Location: For example: Close to schools? Close to shopping? Away from it all? Near the freeway for commuting?
- Style and build: One story or two? Ranch style, contemporary, craftsman, bungalow, etc.?
- Condition: Move in ready? Fixer?
Qualification Before looking for your home it is critical that we do some “homework.” Our goal is for you to get best house at the lowest purchase cost. We also want you to find the best loan program and the lowest monthly payment and origination costs. In order to do this pre-qualification for a loan is the first step. This is a simple process where one of our loan officers will collect some basic information about your finances and then match you up with the best options for a great loan. Before shopping for a house it is critical that you know how much house you can afford. This allows you to avoid two major big mistakes. First you want to avoid setting your heart on something you can not afford. This could be a huge letdown. Second, ending up in a mortgage program that did not maximize your purchase power and having to settle for less house than you could have afforded with the same payment and a better loan.
Strategy Buying your home requires a very intentional game plan. Here are some questions to consider.
- When would you like to be moved into your new home?
- What is the best time to look at houses? Are you free on weekdays? Can you duck out of work on a lunch break to see a house? How about evenings after work? Weekends? It is critical to know when you are free and sometimes when a good house comes up you need to be the first to see it and write an offer on it in order to get it.
Research We will set you up with a custom online search portal that will feed new homes to you as they come up on the market. You will receive updates as often as once an hour. If you find a home that you are interested in you simply save it into a saved folder, take a drive by the house to see if the neighborhood works for you and then call our office for an appointment to see it. We will schedule a time to get you in the house as soon as possible.
Offer/Negotiation Our team enjoys preparing offers and negotiating on your behalf. We pride ourselves in getting great homes at great prices for our clients.
Escrow Escrow is a process that involves many steps. We will guide you through it. Present addenda and disclosures and provide advice and assistance through out the escrow. Our team has handled hundreds of escrows giving us an excellent knowledge base.
Closing At the end of the escrow we will hand you your keys and the house is yours!
